1. Is it Time Share?
No! Fractional ownership was born to amend the commercial, operational and legal timeshare defects. In Fractional Property you acquire, as an owner, full control of an adequate proportional part of your Vacational Home Unit. (VHU)
Each Fractional Owner exercises all powers of the owner to provide, transmit, exchange and mortgage your week, same that its subject to the Use Calendar as to their rights of use, exclusive, absolute, cyclic and perpetual enjoyment. Furthermore fractional ownership is registered at the Recording Office and the property right is perpetual.
2. Can I sell it?
Of course! One of the greatest benefits of Fractional Property is that it can be transmitted, borrowed, rented or encumbered by any means permitted by law. Each fractional owner can rent their week by themselves or by third parties. In case the fractional owner requests the administrator to offer his week, the last one will retain 35% of the net rental income if it were to be placed, to cover marketing costs.
In addition, fractional owners can authorize their family, guests and/or tenants to use, occupy and have the VHU during the week of exclusive use assigned to your fraction.
3. What includes the Tranquility Fee?
Your annual tranquility fee covers the following expenses in an expository way although not limited to: administration, operation, preventive and corrective maintenance of the condo, furniture and equipment, cleaning service tools, white laundry, insurance premiums, water, electricity (excluding abuse or voluntary expenditure), property taxes, labor costs, local phone service, Internet, insurance premiums, payment of dues corresponding to Condo Taib Tower I, B Nayar owners association and Beach Club.
Expenses include Administrator fees, workers’ wages, insurance premiums for destruction or total or partial loss of property and furniture and liability.
Maintenance fees include contractor fees for preventive and corrective maintenance, necessary material repairs indispensable to preserve the VHU at its best, as well as the furniture and the facilities. Also the cleanup and repair of all kind of goods within the Fractional Property when ensues their natural and moderate use.
Operating costs, will be those relating to the reservation system, Internet, paid television, promotional expenses and those necessary costs for the development, to keep up its level and category.

5. Which season should I buy?
It depends on your specific needs. One week fractions have a rotating schedule of stationary use that guarantees each owner to use the Premium and floating weeks at their convenience and fairness. Moreover 1 week fractions are designed to suit the needs of every owner. For this reason we offer 4 different seasons:
I. B EYE OF GOD WEEK
They are four: Holy week, Easter, Christmas and New Years. Each fractional owner purchaser will be assured that his / her week is pre-assigned permanently. Fractional owners can exchange the annual use of their weeks for one B Whale, B Monarch or two B Jaguar Weeks, subject to availability. Additionally, owners of B Eye of God Week have a 40% of discount on all preferred amenities stipulated in the contract.
II. B WHALE WEEKS
They cover both summer and winter seasons: Also B Whale Weeks tend to coincide with official national holidays, commercial, recreational and touristic festivals that increase tourism flow. The dates of these events might change without notice, so that the fractional owner may apply 8 months in advance for a different week, subject to availability. Fractional owners can exchange the annual use of their week for a B Monarch week, subject to availability. Additionally, fractional owners of B Whale weeks have 30% off on all paid preferred amenities specified in the purchase agreement.
III. B MONARCH WEEKS
Abarcan la temporada de verano: desde la semana 27 hasta la 34. Los propietarios fraccionales pueden intercambiar el uso anual o bianual de su semana por una semana Jaguar, sujeto a disponibilidad. Adicionalmente los propietarios de las semanas Monarch cuentan con el 25% de descuento en todas las amenidades preferentes estipuladas en el contrato de compra venta.
IV. B JAGUAR WEEKS
There are 21 weeks where you can celebrate important national and foreign holidays ranging from 15 to 26 (Except Easter and Holy Week) and week 35 to 45. Fractional owners can reserve their week in advance, with a minimum of 60 days and up to 8 months prior to their use in accordance with the rules listed herein. Additionally B Jaguar week owners have 20% discount on all preferred amenities specified in the purchase agreement.
6. Can I only book the week I buy?
No! When you acquire a week in Fractional Property you can choose from the purchased season (B Ojo de Dios, B Whale, B Monarch, B Jaguar) your week each year. Each fractional owner can book 8 months in advance and have a deadline for the requisition of use of the unit Residence Holiday 60 days before the required date.
The Administrator will confirm your choice within 72 hours after receiving the request. In the event that a fractional owner wants to extend his / her stay, subject to availability, the administrator applies the appropriate discount to the class fraction / week acquired on the rack rate at that time.
